Every exterior project starts with a walkthrough of your home. We look at siding condition, caulk lines, fascia, soffits, trim, shutters, and any wood rot or moisture damage. You get a written, itemized estimate — surfaces, prep scope, paint product, number of coats, warranty terms — before any work is scheduled. No verbal quotes, no vague line items.
We soft-wash every painted surface with commercial pressure-washing equipment to strip dirt, chalking, pollen, mildew, and loose paint. Landscaping, HVAC units, and outdoor fixtures are covered and rinsed. The house is then allowed to dry for a minimum of 24 hours — priming or painting wet siding is the fastest way to trap moisture and cause premature failure.
Loose or failing paint is hand-scraped and feather-sanded so the new coat lays flat. Rotten trim, fascia, and siding boards are replaced. Nail pops are set and filled. This is where quality contractors separate from cheap ones — a great paint job over failing wood only buys you one season.
Every seam, joint, and penetration is inspected. We re-caulk window and door trim, corner boards, and siding transitions with premium 50-year exterior sealant. This step is what keeps water out of your walls and what separates a five-year paint job from a fifteen-year one.
Bare wood, patched areas, and stained surfaces get spot-primed with a bonding or stain-blocking primer matched to the substrate. Full re-prime is included when the previous coating is chalky or when we're moving from a dark color to a light one.
Windows, doors, lighting, roofing, driveways, decks, and plants are masked and tarped. We use painters' plastic on windows, drop cloths on hardscape, and breathable covers on shrubs. Your home site is treated like a job site, not a shortcut.
We apply two full coats of Sherwin-Williams Emerald or Duration, or Benjamin Moore Aura Exterior — every time. Body is sprayed and back-rolled for maximum adhesion; trim, doors, and shutters are hand-brushed for crisp lines. We do not thin, we do not stretch coverage, and we do not stop at one coat to save labor.
Front doors, garage doors, shutters, and accent trim are painted last with a high-gloss or satin enamel for durability and curb appeal. Hardware is removed rather than taped whenever possible for a factory-clean finish.
Masking is removed, hardware is reinstalled, and the site is broom-cleaned. Then we walk every elevation with you, flashlight in hand if needed, to check for holidays, drips, or missed spots. Nothing is called complete until you sign off — and our satisfaction guarantee stays in writing.
